How Long Does This Actually Take?

Feasibility (1-2 Months)

We find out if it's legal and affordable. We iterate on the "Who" and the "Where".

Design & Legal (4-8 Months)

Architects draw the plans. Lawyers draft the agreements. These happen in parallel so the building matches the legal structure.

Approvals (3-12 Months)

Municipal red tape. If we need a zoning amendment (minor variance), add 6 months. If it's "as-of-right", it's faster.

Construction (12-18 Months)

Breaking ground to moving in. Can be phased to allow earlier occupancy of some units.

Total: 2-4 Years
